Because downtown D.C. has come back to life.

I just learned that another place where I lived will be demolished for a new dormitory (" Saying goodbye to Ann Arbor's Marshall Court: Houses to be demolished for new dorm ," Ann Arbor News ). Some schools have invested in nearby commercial districts, like Catholic University mentioned above.
